Mold Inspections for Landlords:Let’s face it – mold is a common occurrence! Any type of dwelling is at risk if there has been water damage, seepage or even just high humidity. A rental property with mold can be disastrous for the landlord. Mold can adversely affect tenants’ health and they can then withhold rent, contact the board of health or even sue the landlord for medical, damaged contents and moving expenses. For property owners with a known and visible mold problem PowerBees will provide a mold inspection and an estimate to remediate the mold. If tenants are complaining about mold, it isn’t visible and the mold is only suspected to be a problem, PowerBees offers Certified Mold Testing which can determine whether or not an identifiable mold issue actually exists. The results of the testing can be used to resolve disputes or to ensure that a potential mold problem is identified and remediated.
Mold Testing and Mold Inspections may require both indoor air samples for mold and lift-tape surface samples to determine if a discoloration on a surface is mold, what the species is and how active the organism is. Often, a inspecting the concern areas and surfaces visually is not practical since airborne mold can’t be seen with the naked eye and that surface discoloration may not be mold.
To remediate a rental property for mold, PowerBees follows IICRC guidelines for mold remediation:
The affected area is sealed off to prevent cross-contamination and control the flow of air. HEPA Air Scrubbers are installed for the duration of the project and negative air is achieved. Dehumidification. Materials and contents affected with mold are removed. All surfaces are vacuumed with a HEPA Vacuum to remove mold and surface spores. EPA Registered antimicrobials, available as a botanical, are used to wipe down all surfaces (wall, ceilings, floors, contents, etc.). Encapsulate remaining affected surfaces with an EPA Registered Encapsulant. The Air Ducts are cleaned to eliminate spores and other contaminants from the ductwork and HVAC unit.
To inspect your residential or commercial rental space for mold, PowerBees provides the following as part of the microbial investigation:
PowerBees sends a mold inspector, certified for both residential and commercial mold assessments, to your tenant’s residential or commercial space. The mold investigation consists of gathering a history of property – any past water damage or moisture penetration into the home or building. A comprehensive history of the property is important for determining an accurate mold remediation protocol. PowerBees also records the humidity and moisture readings, looks for visible water damage, visible mold and its cause. PowerBees will also asses the exterior of the home or building for issues that might result in future moisture penetration or water damage. PowerBees will collect air samples, surface samples or a combination of both during the mold investigation. PowerBees will take a sample from the outside to compare indoor air to the outdoor air – this is called a baseline comparison to determine what is in the environment around the building. The samples are sealed and sent along with the chain of custody to an independent third-party lab where they are processed. This usually takes three to five business days. Rush Processing – upon request, PowerBees can have those samples rushed at the lab for an extra fee. Rushed samples are typically available within one to two business days. PowerBees will review the results and write a report of our findings. The report consists of the information gathered during the inspection, the results from the lab, an explanation of the results and recommendations based on those findings.
