The remediation had been performed by an independent third-party remediation company early the previous week. The recommended scope included removal of the bathroom vanity, sheetrock surrounding the stand-up shower, and the bathroom ceiling. Fruiting bodies had been observed growing on the ceiling during the initial inspection. The bathroom vent fan was also inoperative at that time and may not have operated for years.

The bathroom tiles and sub-flooring had also been removed during the remediation. At the time of the PRVT, the vanity and toilet had not yet been replaced, leaving portions of the bathroom accessible for evaluation.
