Mold Testing in Burlington, MA: Air Sampling and Moisture Evaluation


As part of the environmental assessment, PowerBees performed six non-viable Air Sampling procedures throughout the property.

One sample was collected inside the accounting office where employees spend much of the workday. A second sample was obtained within the first-floor kitchen area, while a third sample was collected from the hallway adjacent to the employee restrooms. These occupied spaces were selected to evaluate the quality of air being circulated throughout the primary office environment.

Two additional air samples were collected within the basement. One sample was taken from the rear basement area, while another was collected from the front portion of the basement where the previous HVAC condensate leak had reportedly occurred.

A sixth air sample was collected outdoors to establish baseline environmental conditions. Outdoor reference sampling is an essential component of Mold Spore Analysis because naturally occurring airborne spores vary throughout the year depending on weather conditions, vegetation, humidity, and seasonal environmental activity. Comparing indoor results with outdoor conditions provides valuable context when interpreting laboratory findings.

No visible microbial growth was observed within the occupied office spaces during the inspection. Likewise, there were no reports of musty odors in the accounting office, kitchen, or common work areas. Although a prior condensate pump leak had affected part of the basement several years earlier, current testing focused on evaluating airborne conditions rather than assuming ongoing contamination.


Results and Findings


Laboratory analysis demonstrated that airborne mold spore levels within the accounting office, kitchen, first-floor hallway, and rear basement remained within normal ranges.

However, the front basement air sample revealed elevated airborne
Penicillium/Aspergillus spore concentrations when compared to both outdoor conditions and the remaining indoor sample locations. These findings indicated that an indoor source associated with those fungal groups was likely present within that specific portion of the basement.

The laboratory analysis also identified elevated dust levels throughout the office environment. While dust and mold are separate issues, excessive airborne dust can contribute to reduced Indoor Air Quality and may warrant corrective maintenance measures.
